Of course you want the best possible interest rate for your home loan but
there are other costs to consider. Not all lenders charge the same amount for
loan services. If you obtain your loan through a broker, you can expect to
pay an origination fee, which is actually the broker’s commission. If
you go with a direct lender, you won’t be charged a loan origination
fee. The savings you realize by going through a direct lender will vary
depending on the points (1 point=1% of the loan amount) charged to originate
the loan. The loan origination fee or loan brokers’ commission is a
costly item but fees in other areas can add up. The smart way to shop for
a loan is to obtain a “Good Faith” estimate to obtain a line by
line estimate of what the charges will be at closing as well as the rate for
the term of the loan. Areas to compare include Loan Origination Fee, Appraisal
Fee, Credit Report, Tax Service Fee, Underwriting Fee, Closing Fee, Document
Prep, Processing Fee and Flood Certification. The range of cost for these
services can be as low as $800.00 or as high as $2,800.00 or more so it is
