Homes - Most of the homes in this price range are summer homes or old, old cabins that are lacking electricity, water and sewer.

Land - Since God isn't making anymore land and good parcels are becoming scarce, prices continue to escalate. You can still find land in this price range, but the cost will vary according to the amount of acreage, accessibility, topography, zoning, views and the availability of electricity, water, and sewer. Most land for sale in this area is mining claims. Gilpin and Clear Creek County each have over 10,000 claims, however, the majority have never been mined, so we see a lot of homes being built on them. A full mining claim averages 5.14 acres and in the right location can sell for more than $100,000.

The best value in our subdivisions is in St. Mary's Glacier, which is 28 miles from Denver. The average lot is 1/3 acre and is priced between $10,000 and $20,000. Public water and sewer are also available. The reason for the great values is that the elevation is 10,000 feet. At this time there are over 50 lots available. In our other subdivisions, lots will range from 1/2 acre to 5 acres and are priced from $40,000 to $100,000.

Homes - The average home sold in Clear Creek & Gilpin County is $245,000 which consists of 3 bedrooms/2baths/1800 square feet on about 1 acre.

Land - The land in this price range is usually a large parcel of 20 acres or more with the exception of the new Paradise Valley subdivision in Gilpan County which have 8+ acre lots that are priced above $200,000.
